What is changing at Harford Mall?

What is open, what is being demolished, what the Town has approved, and which tenants are actually confirmed.

Town phase numbers and developer project names describe the same property in different ways. This page keeps them separate.

Preparing for demolition

Fencing is up around the former Macy's.

Construction fencing appeared by July 13. The Town said demolition was expected to begin during the week of July 13 and take about two months. The rest of Harford Mall remains accessible, and its shops and restaurants remain open.

One property, three naming systems: the Town uses Phases I through VI, the developers use names such as Shops at Harford Mall and Derby Place, and ownership parcels do not always match either label.

The former Sears side is open as Shops at Harford Mall. The Town says its shops and restaurants remain accessible during demolition.

249 homes and parking

The approved plan includes 249 apartments and an on-site parking deck. The approval was extended to January 4, 2027.

Watch next: building permit plans. None had been submitted as of March 5, 2026.

Preparing for demolition

Derby Place retail core

The approved plan replaces the former Macy's and part of the mall with the main Derby Place retail area, including a grocery store.

Target: the developer markets spring 2028 as its target opening.

The Town approved two additional retail buildings totaling 11,663 square feet, subject to conditions.

The Town approved a 2,725-square-foot branch with a drive-through, subject to conditions.

Remaining interior mall

The proposal would replace much of the remaining interior mall with three buildings totaling 43,209 square feet.

Record gap: no posted online approval record was found through July 15, 2026.
